Stamford Place is an adaptive reuse project that repositions an existing underperforming asset and transforming it into a more relevant lifestyle destination to elevate its commercial value. The project focuses on uplifting through a considered approach to planning, spatial organisation, and user experience, while working within the constraints of the existing structure.

21 Carpenter
“A Heritage Retold, Reimagined.”
21 Carpenter is a conservation-led hospitality redevelopment that demonstrates how design and commercial intent can be shaped in parallel to reinforce one another. Set within a layered urban context, the project balances heritage restoration with a clear repositioning strategy, transforming an existing building into a differentiated, high-performing asset.
The project was delivered during Sun Mi’s tenure at 8M Real Estate, where she led asset and development management.

All the development challenges that you could imagine came packaged into this 2,748sqm heritage project: unexpected subsurface conditions, undocumented structures, regulatory challenges, supply chain issues, and the Covid-19 pandemic. It was the conviction of a great vision and team that kept the project disciplined and completed.
Soon after its opening in 2024, 21 Carpenter was sold to philanthropist Leo KoGuan at S$2.08 million per key, setting a near-record benchmark for the market and reflecting the strength of its underlying concept and execution. The project was subsequently awarded the President’s Design Award in 2025, recognising its design excellence and contribution to Singapore’s built environment. Together, these outcomes underscore the value of aligning design ambition with commercial intent; where thoughtful, context-driven development can deliver both enduring cultural relevance and strong investment performance.
Eu Yan Sang Building
“Sustainability through conservation”
The Eu Yan Sang Building renovation was a conservation-led project that demonstrates how heritage assets can meet the highest contemporary sustainability standards. The project integrates energy-efficient systems, improved building performance, and green procurement strategies within the constraints of an existing shophouse. The project was awarded Green Mark Platinum certification upon completion.

111 Jalan Besar
“Rooted in history, built for now”
111 Jalan Besar is a repositioning project that rethinks the optimal use of an existing asset in response to its location and surrounding neighbourhood. Recognising the evolving character of the area, the project shifts the building toward a new way of living, aligning its use with emerging demand and patterns. A key component was the successful negotiation of a new use classification (SA2) in Singapore, enabling a more suitable and flexible programme.
The project was initiated during Sun Mi’s tenure at 8M Real Estate, where she led asset and development management through its approvals and the award of the construction contract.
